Drawing on the depth and breadth of our team’s experience, Hearthstone Construction uses integrated design/build methods that save our clients time and money when compared to the more traditional construction practices of designing and then building. This integrated process engages specific Hearthstone staff at the onset of the project, where collaboration between client, designers and builder can yield the greatest economic benefit.

Our capabilities are all encompassing as a custom home builder throughout the Thompson Okanagan, coordinating the activities of a project starting from raw land and infrastructure to completion of final landscaping. We are flexible in our client’s schedule to construct in different phases or stages. We have a disciplined approach to project management, cost control, communications, and scheduling. This gives our clients complete confidence in our abilities to execute projects on time and on budget. We use project management and job costing software with an internal estimating program for clear reporting to our clients.

We work closely with homeowners during the initial design phase of the project providing the homeowner, architect/designer and interior designer options for alternate products, specifications and construction assemblies This process not only engages our construction expertise early in the project, it allows us to bring initial construction budgets to the forefront at a stage when these suggestions are vital to the overall design, constructability and budgeting of the project.

In some instances, clients seek our services as a builder having already completed their architectural drawings. In these situations, we are flexible in working with the homeowner to provide estimates and specification feedback should they require it. In other cases, homeowners building a log or timber frame home sometimes select their log or timber frame company before their home builder and contract with these companies to develop their architectural house drawings independently. Again, Hearthstone can offer our pre construction design services working in alignment with the clients log or timber frame design team.

How To Get Started

Homeowners looking to hire a builder typically have two methods to choose from:

1. A homeowner could independently hire an architect/designer to develop the architectural drawings to completion ready for building permit submission, without input or advice from a builder. The homeowner then chooses three builders to competitively tender their project and chooses the qualified bid by entering into a building contract with the successful builder. The building permit is submitted, approved and the Construction Phase commences.
2. A home owner enters into a pre construction services agreement with the builder for the pre construction design phase. The pre construction design agreement allows the homeowner to work with the builder “open book” to costs and subcontract estimates, courting the owner through the entire Pre Construction Design Phase. We have created this alternative service for homeowners who are looking for professional direction and advice at the forefront of their project. Many of our past clients saw the value in proceeding with this option, as we are able to become involved right away with the client and their design team. This allows our project team and resources to work through the 3 stages of architectural design: preliminary design, intermediate design and final construction drawings with the client saving time and costs to the overall project scope.
